AFTER a 38-year long wait, residents living in the deplorable Rumah Hijau temporary longhouses in Mak Mandin may finally get to move into new low-cost flats by July next year.
Penang Town and Country Planning and Housing Committee chairman Wong Hon Wai said the flat project on a 20.8 acre plot in Ampang Jajar, North Seberang Prai, was presently 80% completed.
“The state has entered into a privatisation agreement with developer Silver Channel Sdn Bhd to build a 20-storey block comprising 304 low-cost units priced at RM42,000 each.
“Under the agreement, the developer will surrender 200 units valued at RM8.4mil to the state for the resettlement of the Rumah Hijau residents.
“But, since there are 255 families to be relocated, we will spend RM4.3mil to buy up the remaining 104 units to ensure there are ample units available for the residents,” he said after meeting the developer at Seberang Prai Municipal Council headquarters yesterday.
Wong said the developer had also agreed to pay RM1.1mil to the state for the relocation exercise.
In return, he said the developer would be allowed to use the state land presently occupied by the Rumah Hijau longhouses to develop a medium-cost housing project.
He said the state was still working out the compensation quantum to the respective families based on their status as temporary occupancy licence (TOL) holders and tenants.
“We are still finalising the list to come up with an adequate compensation formula which will be announced in due time,” he said.
Following public concerns about the soil condition in Ampang Jajar where a river used to flow, Wong said the developer recently engaged a private geotechnical and financial consultant to undertake a site study.
“The consultant found that there are no defects to the 20-storey flat block structure.
“But, we will constantly monitor the situation by requesting regular reports from the deve-loper before issuing them a Certificate of Fitness (CF) upon the building’s completion,” he said.
